Business decisions based upon principle can bring rewards

Joe Vita has been involved in the local real estate market as a broker, appraiser and property manager since he started the business as Vita And associates, Inc. in 1983. He's twice served as the President of the Lexington-Buena Vista Rockbridge Association of Realtors (LBVR) and also served as president of the Lexington-Rockbridge Chamber of Commerce.

Mr. Vita's deep involvement with the Virginia Association of Realtors (VAR) over the years has led to his recent completion of a three year term on its Board of Directors. He's also currently a Trustee of the Virginia Real Estate Education Foundation (VREEF). In the early 90's Mr. Vita served VAR as a Regional Vice President and taught several seminars for VREEF.

Currently, Joe Vita is the only exclusive buyers' agent serving the Lexington-Rockbridge area.

         

Joe was selected by the Lexington-Buena Vista-Rockbridge Association of Realtors (LBVRAR) as The Realtor Of The Year.

There are times when property owners, prospective buyers, corporations, government entities and universities have needed information and advice in connection with a real estate related matter.

To address those needs I have made myself available to meet with clients on an hourly fee basis.

They may need advice on what is necessary to prepare a property for sale, or may need help planning a marketing or negotiation strategy for a purchase.

Sometimes they may require information as to the marketed value of their own property or one which may belong to another party.

They may be interested in an evaluation of a plan for a proposed development or renovation of a property.

Perhaps, they require statistical data which may include maps, plats, photos, and deed information.

Whatever the need, I am available to provide professional assistance for reasonable compensation based upon my 30 years of experience in the local real estate market.

What Is An Exclusive Buyers Agent or Buyers Representative?

The Five things I'll do for you:

  1. I'll try my very best to locate a property with as many of your specifications as possible.

  2. I'll provide you with as much information on a potential property as I can reasonably discover.

  3. I'll provide you with my professional opinion of the fair market value of any property you are seriously interested in purchasing.

  4. Once you have selected a property you wish to purchase I'll advise with an appropriate negotiation strategy and prepare a contract of purchase for presentation to the seller's agent, attorney, or the the seller himself, if appropriate.

  5. Once you have placed a property under contract, I'll work toward having the deal close as quickly and smoothly as possible.

Prepare to Sell

Even though I am not interested in listing your property myself, I have developed a very successful program which has helped many local property owners to sell their homes quickly and for fair prices. At the same time, you will not be charged any additional fees for this service. The only fee you will agree to pay is whatever listing fee you negotiate with the listing agent selected from those I recommend, a listing fee you would have paid anyway. My company may receive a referral fee at closing from whichever Realtor lists your property. That fee will come directly out of your listing fee so that my services do not result in any additional cost to you. You owe it to yourself to consider this proven effective service. I will be glad to provide references from many satisfied clients.

This includes:

  • My personal inspection of your property resulting in advice on what steps may need to be taken to prepare it for marketing purposes.

  • Assistance with obtaining several free professional estimates of the value of your property so that you can be fairly sure that it is listed for sale at a reasonable price. Hopefully, this will result in a sale at a price you will have confidence in.

  • My recommendation of at least three experienced, successful, and professional Realtors who have demonstrated skill at marketing properties similar to yours in type and style. Should you choose to list with any of these agents, I believe, they each would make you feel confident that your property is in good hands.

  • Please note that your participation in this program is contingent upon your agreement to choose to list your property with the Realtor of your choice among those referred by me.
